Why Oakland Hills list prices look “low”

In much of Oakland Hills and the Inner East Bay, the number on the listing is often a marketing door, not the seller’s final number. Agents may list deliberately low — teaser or strategic pricing — to get more eyes, pack the open houses, and let competing offers show what the home is worth. That’s one reason sold prices here so often land above list. It feels backwards if you’re used to the rest of the country. Locally, it’s normal.

How the custom usually works

Sellers and their agents pick a list price meant to show up in more searches and bring traffic, not to pin the exact close. After roughly one to two weeks of open houses and showings, many listings set one offer date. Buyers put their best foot forward; the seller picks among price and terms. The market — not the brochure number — sets the clearing price.

In a recent Redfin window for ZIP 94611 (~March–May 2026), sales averaged about 123.9% of list, and about 83.5% of sales closed above the asking price. August’s Realtor.com snapshot still showed only 55 homes for sale. Those figures don’t prove every listing used a teaser — they do show that taking list price at face value is a mistake in this ZIP. When the ask moves: cuts vs transparent pricing

If traffic is soft, a seller may lower the list price to get back into more searches and revive showings. That cut can be a visibility reset — a way to get back into more searches — not a confession that the house can only sell under the old number. In a teaser market, a home can take a cut and still eventually sell over the new list — we can’t promise that from ZIP averages alone.

The other move is the opposite: after a teaser run stalls, some sellers raise the ask toward what they’d actually accept and label it transparent pricing — closer to a real take-it number. Transparent pricing is the East Bay name for what much of the country just calls asking price. It can feel high next to teaser comps, so buyers and agents have to read strategy, not just the dollar.

Expect the conversation with your agent to cover teaser vs transparent up front. In neighborhoods where teasers are common, listing at full value can look overpriced next to low doors on similar streets. Work the strategy with someone who knows your pocket — views, stairs, insurance, and access still decide outcomes more than the ZIP slogan.
